Kitchen Cabinets in Ocala, FL & The Villages

Cabinets for Marion County homes and The Villages, where the sales tax depends on which county the house sits in.

Kitchen cabinets in Ocala, FL and in The Villages go into two quite different housing stocks. Ocala’s median home dates from 1986; in The Villages it is 2007, and nine in ten occupied homes there are owner-occupied. We are a New Jersey–based online dealer with no showroom in Marion or Sumter County. Most prices are listed online at trade level, the 3D design is free, and orders arrive by tracked freight.

Which permit office: three counties and a city

Sumter County lists “kitchen cabinet replacement only, with no change in configuration of electrical or plumbing” among work that does not need a building permit, and it answers HB 803 questions on a page of its own.[8][9]

Unincorporated Marion County’s permitting FAQ, in a copy archived in October 2025 (before HB 803 took effect), named “painting or replacing cabinets” as work needing no permit. Confirm the current wording with Marion County Building Safety before work starts. An address inside the City of Ocala goes to the city’s own building division instead.[10][11]

One community, two tax rates

The Villages District Government refers to the Marion, Sumter and Fruitland Park portions of The Villages; Fruitland Park is in Lake County. Florida’s surtax statute ties the county surtax to where goods are delivered, so the same order is taxed at 7% at a Sumter or Lake address and 7.5% at a Marion one.[1][12][13]

Brand sites nearby, none of them stores

KCD lists a Central Florida location in Apopka on its contact page. J&K Cabinetry also runs a Florida showroom and warehouse in Orlando, but J&K sells only through dealers, so its cabinets are ordered through a dealer such as us rather than at its door.[14][15]

Replacing a builder kitchen you plan to keep

With most Villages homes owner-occupied and built since 2000, buyers here are usually replacing a builder kitchen they intend to live with for years. That is the moment to trade door-and-shelf bases for drawer bases, add a pull-out in the blind corner and set a wall-oven cabinet at a comfortable height, so less of the kitchen lives on low shelves or above shoulder height.[2]

How delivery works in Ocala

KCD’s Apopka location is roughly 39 miles from The Villages by road, a little over an hour’s drive, and about 79 miles from Ocala, around an hour and a half. KCD decides which of its warehouses ships an order; other brands come from their own. The driver leaves the pallets at the curb or the end of the driveway, and a liftgate is available if you ask for one before the delivery is scheduled. For a gated Villages neighborhood, put the gate instructions in your order notes.

KCD, Tribeca and J&K cabinets leave the warehouse 7–10 days after the order and Fabuwood and Mantra stock about two weeks after; built-to-order Diamond and Decorá cabinets typically take 4–6 weeks; then transit usually runs 1–7 business days. If you split the year between Florida and somewhere else, count back from your return date so the truck arrives while you are home to receive it.

Wholesale and RTA options in Marion County

More than one Marion County home in six is a mobile or manufactured home. For those kitchens, ready-to-assemble cabinets are often the practical format: flat cartons clear a narrow door and portable steps more easily than a built base, and each box is put together in the room where it hangs.[4]

Wholesale here means one published price per cabinet with most prices posted online, the same for flat-pack and assembled lines, so an Ocala landlord can price a turnover without a sales call. Rentals are common in the city: 46.2% of Ocala’s occupied homes are rented.[5]

In The Villages the usual order runs the other way: factory-assembled boxes, delivered to the driveway for your installer to carry in.

Common questions

The Villages spans three counties — which sales tax applies?

The rate of the county where the cabinets are delivered. Under s. 212.054(3)(a) of the Florida Statutes, the surtax follows the delivery county, so a home in the Sumter or Lake County part of The Villages pays 7% and one in the Marion part pays 7.5%. Your property tax bill names the county.

Does Sumter County require a permit for new kitchen cabinets?

Not for a straight replacement: Sumter lists kitchen cabinet replacement with no change to the electrical or plumbing layout among work that needs no permit. Moving the sink, adding outlets or relocating the range brings permits back into the job.

Do you deliver to rural Marion County addresses?

Yes, anywhere a freight truck can reach. Mention long unpaved drives, gates or soft ground when you order. The driver unloads at the curb or the end of the driveway, and a liftgate has to be requested ahead.

Is there a cabinet showroom of yours near Ocala?

No; we sell online only. KCD’s Apopka site is not a retail showroom we operate, and J&K’s Orlando showroom and warehouse sells through dealers. Door samples ship to your home instead.
