Manufactured homes need their own measurements
One Manatee County home in eight is a mobile or manufactured home. Those kitchens can have lower ceilings than a site-built house, so measure the ceiling at the cabinet wall before you pick wall-cabinet heights, and ask whether the floor is rated for a stone top and a large island. Our designers can plan 30-inch uppers and a lighter layout.[3]
Permits: read Sarasota County’s HB 803 bulletin first
Since July 1, 2026, single-family owners can ask to skip the building permit for work under $7,500 with no trade work, provided the lot is outside a flood hazard area. Sarasota County explains its process in Building Bulletin 2026-0002, linked from its 311 article on HB 803. Bradenton, Manatee County and the City of Sarasota run their own building departments, so check with the one that covers your address.[5][8]
The 50% rule on the keys
Homes on Siesta Key, Longboat Key and Anna Maria are often in mapped flood zones. If a remodel’s cost reaches half the structure’s market value, the whole building must meet current flood code, and FEMA’s worksheet counts built-in kitchen and bath cabinets toward that total.[6]
A 2025 state law stopped Florida local governments from adding several years of permits together to reach 50%, so each project is now judged on its own.[7]

How delivery works in Sarasota
Sarasota and Manatee deliveries travel with a less-than-truckload carrier that phones a day or two ahead to set a window. Each brand ships from its own distribution network, and the freight line on your quote is the cost to your address. Venice, Lakewood Ranch, Longboat Key and Anna Maria Island are all reachable; just tell us about gates, narrow island streets or a condo loading dock.
KCD, Tribeca and J&K go out 7–10 days after you order, Fabuwood and Mantra stock about two weeks after, and a built-to-order line such as Diamond or Decorá spends typically 4–6 weeks at the factory. Add about 1–7 business days of transit to any of them. Assembled lines arrive boxed on a shrink-wrapped pallet and RTA lines arrive flat-packed; either way, open and check everything within 48 hours.

A warm beige painted shaker that reads like sand in Gulf daylight.

A light, sandy oak finish on the same shaker door, for an island or a whole kitchen.

RTA means the cabinets ship as flat panels with the hardware bagged, and you or your installer put each one together; assembled lines arrive ready to hang. In Manatee County, where one home in eight is mobile or manufactured, flat cartons are easier to carry up the entry steps and through a narrow door than a built sink base.[3]
The metro authorized 17,642 new homes in 2025, and new-build kitchens tend to be big. This Old House pegs assembly at 20–30 minutes per cabinet, so a 30-box kitchen means 10 to 15 hours of building; on a layout that size, factory assembly often earns its price.[4][9]
Bathroom cabinets for Sarasota homes
A third of Sarasota County homes (34.2%) were built before 1980, so the vanity you are replacing may be the original. Measure where the drain and supply lines leave the wall before choosing a width, and if the bath has no linen closet, a vanity with a drawer stack gives you the storage.[2]
Most owners here are buying for themselves rather than for tenants, so the bath can match the kitchen’s finish and go on the same quote.[2]

Common questions
What sales tax applies in Sarasota and Manatee counties?
Seven percent in both for 2026: Florida’s 6% plus a 1% county surtax. The surtax is set by the county where the cabinets are delivered.
Does the FEMA 50% rule count my new cabinets?
Yes, if your home is in a flood hazard area. FEMA lists built-in kitchen and bath cabinets as included costs. Your building department compares the project cost with the structure’s value, so ask for its worksheet before you finalize the order.
Can you deliver to Siesta Key, Longboat Key or Anna Maria Island?
Yes. Mention bridges, island street restrictions and any condo loading-dock hours when you request the quote, and we pass them to the carrier when booking.
Are you a local Sarasota cabinet maker?
No. We are an online dealer shipping factory-built lines, not a custom shop. For one-off millwork, a local cabinetmaker is the right call; if a stock or semi-custom line fits your room, a 3D design will show you quickly.
Can you deliver to a manufactured home in Manatee County?
Yes, to the curb, with a liftgate if you ask ahead. Check the ceiling height at the cabinet wall and the width of the entry door before ordering; flat-packed RTA cartons are the easier format to carry in.
